“The number of newly listed properties fell 23 percent in March compared to last year,” said KAR president Thomas Howe with McGrew Real Estate in Lawrence. “Without more inventory of homes available for sale, the market will continue to favor sellers despite the drop in demand.”

March 2023 Market Highlights

• Home sales in Kansas fell by 13.8% in March 2023 compared to the same period last year. National sales fell with sales falling 22.0% over 2022.
• Home prices continue to increase across the state. The statewide average sale price in March was $277,653 a 0.3% increase compared to last year. Midwest prices rose 1.7% and US prices fell 0.9%.
• Mortgage rates decreased. The national average commitment rate on 30-year conventional mortgage for the week ending April 14, 2023 was 6.39%. View Freddie Mac’s report.
